LA County has established One-Stop Permit Centers for fire rebuild projects with expedited review. We know how to navigate them.

The Rebuild Sequence

What rebuilding actually looks like.

Five phases. We handle steps 3, 4, and 5. Here is the full sequence so you know where everything fits.

Debris Removal

Before any design or work can begin, toxic debris must be cleared. Phase 1 covers hazardous materials, Phase 2 covers structural debris. Both are mandatory.

Insurance & Records

Document your loss, file your insurance claim, and gather prior permit records from LA County. Soil remediation may also be required before new construction can begin.

We develop your new home design — like-for-like rebuild or a full redesign. We establish scope, coordinate consultants, and control your budget from day one.

Permit Submittal

We prepare full documents and submit to your jurisdiction. For fire rebuilds, LA County expedited permit review is available and we know how to use it .

Build

With permits in hand, your construction begins. We remain available for RFIs, plan revisions, and any city inspection issues throughout the build.

What to Know Now

Key requirements before
you can build.

Several things must happen before design work or permitting can begin. Do not let contractors or designers skip these steps.

Debris removal must come first. LA County has confirmed that construction cannot begin until all toxic materials have been removed. Phase 1 (hazardous materials) and Phase 2 (structural debris) clearances are mandatory. No design work counts toward anything until this is complete.

Soil remediation may be required. Post-fire soil contamination is common. Depending on your site, testing and remediation may be required before new construction is permitted. This is separate from debris removal.

One-Stop Permit Centers are now open. LA County has established dedicated permit centers for fire rebuild projects with expedited review. Active executive orders provide additional code relief in many cases. We know how to use these pathways.

Rebuilding larger or differently requires early planning. If you want to expand square footage, add a unit, or change the layout, that requires additional review. It is allowed in most cases but must be scoped correctly from day one — not added later.
